Demand for MOB Space Drives New Development in Buckhead

Developer the Loudermilk Companies has launched construction on a new medical office tower in Buckhead, just blocks off Peachtree Road at rapidly transforming Buckhead Triangle.

The Atlanta Business Chronicle reports the 120,000-square-foot project at 371 E. Paces Ferry Road is now underway, though the timeline for construction remains open-ended.

When proposed back in 2015, plans initially called for a five-story medical office building to rise on the site.

Recently, The Loudermilk Companies broke ground on 371 East Paces, a 120,000-square-foot medical office building located in the heart of Buckhead. There has been no new inventory of medical office space in Atlanta proper since 2008. Piedmont West, located on Howell Mill Road, was the last building completed nearly 9 years ago, and has been fully leased for several years. Demand for dedicated Class A medical office space in Buckhead has been staggering, but with no inventory available, medical office users have been pushed to less desirable submarkets.

Four tenants – Concord Pharmacy, Piedmont Medical Care Corp., Peachtree Dermatology, and Kalos Surgical Associates – have already signed leases to occupy more than 30 percent of the building, showcasing the demand for high-quality boutique medical office space. With a location inside the booming Buckhead Village development, 371 East Paces should continue to experience significant leasing activity.
